Water leak detection at 16 points across 3 floors: sensing cable in the plant rooms, spot sensors in bathrooms and kitchens, floor sensors under water heaters and washbasins, membrane under raised floors and UPS panels. Battery-powered sensors, LoRaWAN radio transmission, notification with the name of the point.
What it does
- Each sensor carries the name of the room where it is installed: the notification tells you immediately where to act, with no need to hunt for the leak floor by floor.
- In boiler rooms and pump rooms a 3 m sensing cable follows walls, bases and pipework and detects water along its whole run.
- In bathrooms and kitchens the two-electrode probe, fixed at the lowest point, raises the alarm when the water reaches 5 mm.
- Under water heaters, washbasins and dishwashers the floor sensors report a 0.5 mm film of water and sound on the spot with the built-in buzzer.
- Under raised floors and UPS panels the sensing membrane watches over a surface, not a single point: it detects the water that wets the sheet.
- The cable and probe sensors also measure temperature and humidity: in plant rooms they serve as a frost alarm and let you see condensation.
- Event history, charts and notifications can be consulted from a smartphone and from a PC.

How it is installed
What is in the kit

Milesight devices of the highest quality with manufacturer warranty. Batteries included in all the sensors; the gateway is mains powered via USB-C 5 V.
Available sizes
The size is chosen at the top, together with version and connectivity. The diagram, the photo and the table above show the «3 floors, 16 points» size; with the other sizes only the quantities of the devices listed below change, the rest of the kit is identical.
- 3 floors, 16 points: 4 cable leak sensors, 4 spot leak sensors, 6 water leak sensors, 2 membrane leak sensors
- 4-5 floors, 24 points: 6 cable leak sensors, 6 spot leak sensors, 9 water leak sensors, 3 membrane leak sensors
- 6 floors, 32 points: 8 cable leak sensors, 8 spot leak sensors, 12 water leak sensors, 4 membrane leak sensors
In the complete kit the installation material linked to these devices (brackets, inspection boxes, clips, cables, enclosures) follows the size chosen. For a different size, write to us from the contact section.
Available connectivity
- Customer network (Ethernet/Wi-Fi): 1 compact indoor LoRaWAN gateway
- Built-in 4G: 1 compact LoRaWAN gateway with 4G. SIM not included
- Large building: 1 semi-industrial LoRaWAN gateway
- Large building 4G: 1 semi-industrial LoRaWAN gateway with 4G. SIM not included
In the complete kit the material for the gateway changes accordingly (network cable, pole, PoE injector). The SIM for the 4G versions is not included.

Before you order
Is an internet connection needed in the building?
It is needed at the point where the gateway is installed: a network socket or Wi-Fi coverage. The sensors do not use Wi-Fi, they talk to the gateway by radio. If the building has no usable line, as happens in apartment blocks, the version with a 4G gateway is available, which requires a data SIM (not included, any operator, less than 1 GB of traffic per month). You choose it when ordering.
Does the signal reach from the basement?
Inside a building the range depends on walls and floor slabs: the gateway goes in a central position, on the middle floor. For three floors with a single stairwell the compact gateway is adequate. With boiler rooms in deep basements, very thick reinforced concrete structures, several stairwells or several blocks, choose the «large building» variant: semi-industrial IP65 gateway, with more range and able to be powered over PoE. One gateway handles hundreds of sensors.
When the water arrives, does it also close the valve?
No: the kit detects and warns. The notification reaches the smartphone with the name of the room; the floor sensors also sound on the spot. To shut off the supply automatically you need a controller with a solenoid shut-off valve, which is added to the kit on request: write to us from the contact section.
Which sensor goes where?
The sensing cable where the leak can start at several points: pipe runs, manifolds, pump sets. The spot probe where the water collects at a low point. The floor sensor where maximum sensitivity and an audible warning are needed: under water heaters, washbasins, dishwashers. The membrane where the surface to protect is flat and hidden: under raised floors, panels, UPS cabinets.
I have more floors or more points to watch
Among the product options you will find the 24 and 32 point sizes, with the four types of sensor in proportion; gateway and platform stay the same. For a different split between the types of sensor or for longer sensing cables, available to order, write to us from the contact section stating floors, plant rooms and number of bathrooms: we will send you the composition and the quotation for the adapted kit.
Battery life
Cable, probe and membrane sensors: about 10 years declared with a good radio signal, around 5 with a weak signal. Floor sensors: about 5.7 years with a coin cell. The batteries can be replaced and the charge level is visible in the app.
Where is the data consulted and are there any fees?
In the manufacturer's app and portal, from smartphone and PC, with history, thresholds and notifications; no fee for basic use. Where a building management system or maintenance software is present, the gateway can also send the data to that system (MQTT or HTTP): the configuration is included.
What happens if the internet is down?
The sensors keep detecting and transmitting to the gateway, but the notifications on the smartphone only arrive once the line is back. The six floor sensors sound on the spot anyway: three beeps, repeated every minute five times over. Where the line is not reliable the 4G version is the better choice.
Is an electrician or a plumber needed?
No. All the sensors are battery powered and are fixed with screws, double-sided tape, clips or cable ties; none of them has to be fitted into the pipework. The gateway is powered from a 5 V USB-C outlet and connects to the network with an Ethernet cable or over Wi-Fi.
Are they water resistant?
All the sensors are IP67. The cable, probe and membrane transmitters work from -30 to +70 °C, the floor sensors from -10 to +60 °C. The compact gateway is IP30: it goes in a dry room, not in the boiler room.
What is not included
- Shut-off valves, pumps and systems: the kit detects leaks, it does not act on the system
- The data SIM, in the version with a 4G gateway
- The 5 V USB power supply for the gateway, if you do not already have one
- In the "devices only" version: network cable, wall plugs, double-sided tape, cable ties and labels
