What it does
- The presence sensor combines a millimetre-wave radar and a passive infrared: it recognises a moving person up to 7.5 m away and the small movements of someone still or seated up to 4.8 m. The occupied or free status of each room reaches the platform as soon as the status changes.
- Housekeeping sees in real time which rooms are empty and organises the round of the floors without knocking. Maintenance goes in while the guest is out.
- The contact on the window reports opening and closing. With the rule «window open for more than 3 minutes» a notification is sent, or the data is passed to the system that controls the fan coils so that air conditioning in that room is suspended.
- The presence status serves the same purpose: room empty, setback temperature. The kit supplies the data; control of the air conditioning remains with your own regulation system, if it is set up to receive it.
- The button distinguishes a short, a double and a long press: a request is associated with each one, and it arrives as a notification at reception or housekeeping with the room number.
- No device captures images or records audio.
- The history and the status of all the rooms can be consulted from a smartphone and from a PC.

How it is installed
Gateway. Two indoor gateways: the first in a corridor or in a technical room on a central floor, the second in the furthest wing or floor. High up, away from metal masses and not inside closed rack cabinets. On the wall or on the ceiling with the supplied plate, IP30, operation from -20 to +50 °C. USB-C 5 V/2 A power supply, or PoE with the optional splitter; connection to the property network with an Ethernet cable or Wi-Fi.
Presence sensor. Wall mounting only, at a height of 2.5 to 3 m: ceiling mounting is not provided for by the manufacturer. A tilt of 60° in small rooms and of 75° in medium-sized ones, with the logo facing upwards, aimed at the bed and the living area. Curtains, fans and plants must not be in the field of the sensor. The magnetic bracket is glued to a dry, smooth and solid wall, not to wallpaper or rough plaster; the adhesive reaches full strength after 24 hours, then the sensor clips on magnetically. Operation from 0 to 30 °C.
Contact on the window. Sensor on the fixed frame and magnet on the opening leaf, with the notched sides facing each other: no more than 20 mm apart and less than 20 mm of offset with the window closed. Fixed with double-sided tape on a clean and dry surface, pressing firmly, or with screws. It is an indoor device: it goes on the room side of the window.
Button. On the bedside table, on the headboard or on the wall next to the bed, with double-sided tape or screws. It is for indoor use, IP30: it must not be installed in the bathroom or in places exposed to water. The button confirms the press with a light and sound signal.
Configuration. By NFC with a smartphone and the manufacturer's free app, device by device: room number, meaning of the presses, intervals. The presence sensor can also be configured over Bluetooth, without climbing the ladder. The gateways are configured from a browser. No cables and no paid software are needed.
Documentation included. A written installation guide with heights, tilt angles and positions room by room, the recommended position of the gateways, and the initial configuration of the devices with the room numbers given when ordering.

Before you order
Is Wi-Fi needed in the rooms?
No. The sensors do not use Wi-Fi: they talk by radio with the gateways, on a different frequency, and they put no load on the guest network. Only the two gateways connect to the hotel network, by cable or Wi-Fi, in a corridor or in a technical room. For properties where the hotel network cannot be used there is the gateway with a 4G modem, which requires a data SIM (not included): ask for it from the contacts section.
Are two gateways enough for all the floors?
For a property of 30 rooms on three or four floors, as a rule yes: LoRaWAN radio passes through walls and floor slabs far better than Wi-Fi, and two gateways in different positions cover each other. The range inside a building depends on walls, slabs and metal structures, which is why the gateways go in a central position and high up. For historic buildings with thick walls, separate blocks or many floors, the options include the «large building» version, in which the main gateway is a model with greater range, IP65 and able to be powered over PoE. Each gateway handles hundreds of devices.
Does the system switch off the air conditioning by itself?
The kit detects and reports: room empty, window open. Switching off or setting back the air conditioning is done by the system that already controls the fan coils or the split units, that is the BMS, the room controller or the management software, if it can receive external data: the gateway sends it via MQTT or HTTP. Without a system of this kind the kit works on notifications: reception knows which room to attend to. Does the presence sensor film the guests?
No. It is a radar paired with a passive infrared: it returns a single piece of data, room occupied or free. It has neither a camera nor a microphone and it produces no images. It also detects someone who is still or seated; the bathroom, with the door closed, stays outside its field, which is why the «room empty» rule has to be set with a delay of a few minutes.
I have a different number of rooms, or rooms with several windows
The kit is configured on the property: each room has a presence sensor, a contact and a button; for every additional window or French door one contact is added. Among the product options you will find the sizes for 10 and for 20 rooms; for larger properties, suites and annexes, write to us from the contacts section stating the number of rooms, floors and windows: we will send you the composition and the quotation for the adapted kit.
How often are the batteries changed?
The manufacturer states about 5 to 7 years for the presence sensors with 50 detections a day, 4 to 7 years for the window contacts with 30 openings a day, 7 to 9 years for the buttons with 10 presses a day, at 25 °C; the life depends on the quality of the signal. The batteries are lithium and replaceable. The charge level of every device is visible in the app, so replacement can be scheduled with routine maintenance.
Where is the data consulted and are there any fees?
On the manufacturer's app and portal, from a smartphone and a PC, with the status of the rooms, the history and notifications; no fee for basic use. Where there is a BMS or hotel management software, the gateway can also send the data to that system (MQTT or HTTP): the configuration is included.
What happens if the internet is down?
The sensors keep working on their batteries. Room status, window notifications and calls from the buttons go through the connection of the gateways: with the line down they are not delivered and they resume when it is restored. The button in the room does not replace the telephone or an emergency call system. In the «large building» version the main gateway can run rules on board even without a connection to the cloud.
Is an electrician needed? Is drilling required?
No. All the room devices are battery powered: the presence sensor and the contact are fixed with adhesive, the button with adhesive or screws. No cables are run and the electrical installation is not touched. The gateways are powered from a socket via USB-C. All the devices are for indoor use, with IP20 or IP30 protection: no bathrooms, terraces or the outer side of windows.
