Aqara free/busy meeting room kit, zoned presence sensing and CO2

The Aqara FP400 presence sensor tells whether the meeting room is occupied, zone by zone, and the Aqara V1 switch with display controls the lights by the door. The Sonoff AirGuard CO2 monitor flags when the air needs changing during long meetings. The Aqara M3 hub ties presence and lights together locally.

What it does

  • The Aqara FP400 sensor detects presence in the room zone by zone, including people sitting still.
  • Free or occupied shows in the Aqara Home app and can be used in automations.
  • The Aqara V1 switch with display replaces the existing one and controls the lights in the room.
  • When the room empties, the lights go off after the time chosen; they come back on as someone walks in.
  • The Sonoff AirGuard CO2 monitor measures CO2 and warns you when it goes over the threshold, so you can open the windows or take a break.
For more rooms, a booking display, air conditioning or ventilation control: get in touch from the contact page and we will tailor the kit.

How it is installed

Aqara M3 hub. The M3 hub goes outside the meeting room, in a central position in the office, connected to the router with the network cable and away from metal cupboards. It is the first device added to the Aqara Home app and it coordinates the presence sensor and the switch. Keeping it outside the room leaves it within reach of other rooms you may want to add.
Presence sensor. The FP400 is mounted on the ceiling or high on a wall, as the manufacturer advises, with the meeting table in its field. Avoid pointing it at curtains, fans or the corridor door. The zones are drawn in the app: table, screen, entrance, so that people in a meeting are told apart from people walking past.
Switch and wiring. The V1 switch with display replaces the one for the room lights, next to the door, following the manufacturer's diagram. The joints are made with the Wago connectors included. Work on 230V is done by qualified personnel with the power off. The CO2 monitor goes on a wall or a shelf, away from the window.
App and pairing. In the Aqara Home app you pair the FP400 sensor and the V1 switch to the M3 hub and name them after the room. The Sonoff AirGuard CO2 monitor goes into Sonoff's own eWeLink app instead. Test presence detection by sitting at the table and staying still for a few minutes.
Recommended automations. Lights on when the FP400 picks up someone in the table area, off after five minutes with the room empty. A notification or a chime on a smart speaker when the room frees up. An alert when CO2 goes above 1,000ppm, a figure to suit the place. Everything off in the evening, on a schedule.
Contents verified. The FP400 sensor and the V1 switch with display pair with the Aqara M3 hub and are tied together in the automations in the Aqara Home app. The Sonoff AirGuard CO2 monitor belongs to the Sonoff ecosystem and is run in the eWeLink app. The kit holds the Wago connectors for the switch's connections.

Before you order

Do you need a hub?

Yes, and it is included: the Aqara Hub M3, which coordinates the presence sensor and the switch and runs the automations locally. The Sonoff CO2 monitor, on the other hand, runs in the eWeLink app, without going through the Aqara hub.

Does it work with Alexa, Google and Apple?

Yes. The Aqara M3 hub supports Matter and brings the devices connected to it into Apple Home, Alexa and Google Home; the Aqara Home app also links up through the Aqara skill for Alexa and through Google Home. Presence automations are best kept in the Aqara Home app, which runs locally on the hub.

Why does the CO2 monitor have a different app?

Because it is a Sonoff product: it runs in the eWeLink app, with its own charts and alerts. If you want everything in one place you can link both apps to Alexa, Google Home or Home Assistant.

Do you need an electrician?

Yes, for the V1 switch with display: it replaces the existing one and wires into the 230V lighting circuit. That work must be done by qualified personnel, with the installation isolated. The hub, the presence sensor and the CO2 monitor you can fit yourself.

What happens if there is no internet?

The presence-and-lights automations set up in the Aqara Home app run locally on the M3 hub and carry on working, and the switch can still be used by hand. Without internet you cannot see the state of the room from away and you get no notifications.

Can the sensor tell someone walking past from someone sitting in a meeting?

Yes, thanks to the zones you draw in the app: you can count the room as occupied only when someone is in the table zone, and ignore the door zone. The radar picks up people sitting still as well.

Can I add devices?

Yes. Further rooms are covered with more presence sensors and switches connected to the same M3 hub; window opening sensors and climate controls can be added too. Get in touch through the contact page for the build.

What if a product is out of stock on Amazon?

It happens, above all with multipacks. Get in touch through the contact page quoting the kit code and the item that is missing: we will point you to an alternative that works with the rest of the set, so you can finish the order without changing the other parts.

Why buy on Amazon?

Purchase, payment, delivery, returns and warranty are handled by Amazon: delivery times, returns and warranty are shown on Amazon when you buy. The kit itself is our own work: we picked parts that work together, plus the accessories needed to fit them.
