What it does

  • In every room a sensor with a display shows temperature and humidity to the guest and sends them every 10 minutes to the gateway connected to the property network.
  • The magnetic contact on the window or on the main door of the room reports opening and closing at once: you can see remotely whether a window has been left open with the heating or the air conditioning running, or after check-out.
  • The leak sensors, laid on the floor behind the toilet or under the washbasin, give warning with 0.5 mm of water: they sound on the spot and send the notification.
  • The detector in the kitchen monitors the presence of natural gas: audible alarm at 85 dB on the spot and a notification on your phone. It has an output to drive a gas shut-off valve, where one is fitted.
  • The button at the entrance works as a check-in doorbell: the guest presses it and the manager receives the call on the phone, wherever they are. A short, a long and a double press can be linked to three different alerts.
  • History, graphs, thresholds and notifications can be consulted from a smartphone and from a PC, for several properties too.

How it is installed

Gateway. Compact indoor gateway, standing on a piece of furniture or fixed to the wall or the ceiling, in a central position with respect to the rooms and close to the router. Connection to the network with an Ethernet cable or Wi-Fi, USB-C 5 V power supply. IP30 protection, operation from -20 to +50 °C: it must be kept in a dry room.
Sensors in the rooms. On the wall with double-sided tape or two wall plugs, at least 1.5 m above the floor, away from radiators, split units, windows and the entrance door, where the guest can read the display effortlessly. An anti-theft screw at the bottom locks the sensor to its bracket. It measures from -20 to +60 °C; the display works from 0 to 40 °C.
Contacts and leak sensors. Magnetic contact with double-sided tape or screws: sensor on the frame, magnet on the opening leaf, notched sides facing each other and no more than 20 mm between the two parts. The double-sided tape reaches full strength after 24 hours. Leak sensor laid flat on the floor, at the point the water reaches first: behind the toilet, under the washbasin, next to the washing machine.
Gas detector and button. Detector on the wall with two wall plugs, 10-30 cm below the ceiling because methane rises, and 1.5-4 m horizontally from the hob or the boiler; not above the burners, not next to windows or extraction hoods. It is powered from a socket with the supplied 12 V power supply. Button at the entrance with double-sided tape or screws, in a position sheltered from the rain: it is an indoor device.
Configuration. By NFC with a smartphone and the manufacturer's free app: names of the rooms, reading intervals, temperature and humidity thresholds, meaning of the button presses. The gateway is configured from a browser. No dedicated PC and no cables are needed.
Documentation included. A written installation guide with heights, distances, the recommended position of every sensor and the switch-on sequence, and the initial configuration of thresholds and notifications with the room names given when ordering.

Before you order

Is an internet connection needed in the property?

Yes, at the point where the gateway is installed: a free port on the router or the Wi-Fi network. The sensors do not use the guest Wi-Fi, they talk by radio with the gateway. If the property has no fixed line, the version with a 4G gateway is available, which requires a data SIM (not included, any operator, less than 1 GB of traffic per month). It is chosen when ordering.

Does a single gateway cover all the rooms?

In a flat or in a small house on one or two floors, yes, with the gateway in a central position. The range inside a building depends on walls and floor slabs: with very thick stone walls, several blocks or rooms in an annex, the «large building» version is preferable, with a gateway of higher range. One gateway handles hundreds of devices, so rooms can be added later on.

Is drilling or cable laying needed in the rooms?

No. The room sensors, the contacts and the button are battery powered and are fixed with double-sided tape or with two wall plugs; the leak sensors are simply laid on the floor. The only device with a cable is the gas detector, which goes to a socket with its power supply.

Are the guests filmed or listened to?

No. There are no cameras and no microphones in the kit: the devices measure temperature, humidity, the opening of a contact, the presence of water and gas. The display in the room shows the guest the same values that you see.

Is the gas detector suitable for LPG too?

No. It detects only the methane of the town gas network; it does not detect LPG or carbon monoxide. For kitchens running on a cylinder or on LPG, write to us from the contacts section before ordering. The internal sensor has a life of 5 years from switch-on, after which the detector must be replaced. The gas shut-off valve is not included.

I have more than 4 rooms, or a single flat

The kit is configured on the property: for every additional room a sensor with display and a contact are added, for every bathroom a leak sensor; the gateway and the platform stay the same. Among the product options you will find the 6-room and 8-room sizes; for different situations write to us from the contacts section stating the number of rooms, bathrooms and floors: we will send you the composition and the quotation for the adapted kit.

Battery life

With one reading every 10 minutes the manufacturer states from 4 to more than 7 years for the room sensors, depending on the distance from the gateway; about 5 years for the contacts and for the leak sensors, more than 7 for the button. The batteries are lithium and can be replaced. The charge level is visible in the app.

Where is the data consulted and are there any fees?

On the manufacturer's app and portal, from a smartphone and a PC, with graphs, thresholds and notifications; no fee for basic use. Where the property has management software or a home automation system, the gateway can also send the data to that system (MQTT or HTTP): the configuration is included.

What happens if the internet is down?

The gas detector and the leak sensors sound on the spot anyway and the displays in the rooms keep showing temperature and humidity. The notifications on the phone are not sent until the line comes back. For a property managed remotely the 4G version, independent of the router, may be preferable.

Is an electrician needed?

No, if there is a socket near the place where the gas detector is installed: the 12 V power supply is included. If there is no socket, an electrician brings one to the position with the material of the complete version. Everything else is battery powered.
